Southernmerri Property Services provides property related services in Cape Coral and surrounding areas in Southwest Florida.

  • Home Watch Services including scheduled inspections, reporting, and basic preventive checks for vacant or seasonal properties

  • Cleaning Services for residential properties, including vacation homes, second homes, and agreed exterior areas

  • Handyman Services consisting of minor repairs, installations, and maintenance performed by qualified personnel

Specific service details, frequency, and scope are defined individually and confirmed in writing prior to service.


3. Payments and Billing

Payment is due upon completion of the agreed service unless otherwise specified in writing.

Accepted payment methods include debit or credit card, Apple Pay, Zelle, and cash. Prices are based on the information provided and may require confirmation or adjustment if service conditions differ from the original request.


4. Client Responsibilities

Clients are responsible for providing safe and timely access to the property, including keys, access codes, or entry instructions.

Clients must ensure that pets, hazards, or unsafe conditions do not interfere with the performance of services. Any known issues that may affect service delivery should be disclosed in advance.


5. Liability and Limitations

Southernmerri Property Services maintains general liability insurance.

We are not responsible for pre existing conditions, normal wear and tear, or damage resulting from conditions beyond our reasonable control. Liability is limited to cases of intentional misconduct or gross negligence to the extent permitted by applicable law.

Southernmerri Property Services is not liable for indirect, incidental, or consequential damages arising from the use of our services.


6. Scheduling and Delays

Service scheduling is arranged by agreement. Weather conditions, access issues, or unforeseen circumstances may result in delays. Clients will be notified when delays occur.


7. Cancellations and Termination

Services may be canceled or rescheduled with reasonable notice. Late cancellations or cancellations without notice may result in a service fee, depending on the circumstances.

Southernmerri Property Services reserves the right to decline or terminate services if conditions are unsafe, access is not provided, or terms are not met.


8. Compliance with Local Regulations

All services are performed in compliance with applicable local, state, and federal regulations, including Cape Coral water use restrictions where relevant. Approved methods and equipment are used when required.


9. Governing Law

These Terms of Service are governed by the laws of the State of Florida. Any disputes arising from these terms or the services provided shall be subject to the jurisdiction of courts located in Lee County, Florida.
